PROBLEM: You've just bought a property with bridging finance and need to refinance quickly, but The Title Deeds are not in your name. Sorry, but the computer (which is apparently running slow today) says 'you have to wait'. And it usually takes a couple of months.

SOLUTION: Don't listen to the computer. Contact the Valuation Office on 0300 006 0411 and tell them you need the Title Deeds process to be expedited.

(Human touch tip: When the representative tells you his/her name, make sure you address them by their name. I always do this and it gets people on your side straight away.) It normally takes up to 10 business days for this to be done, and (unlike other government departments), the VOA are generally very helpful. They will send you an email confirming the request within minutes.
