How to use Colour Theory to make a room feel…

Colour is the most powerful tool in a stager's kit and it's the most misunderstood.

When I work with agents, homeowners and developers preparing a property for market, colour is always the first conversation. Not because it's decorative, but because it's psychological.

Here's what colour theory actually does in a staged property:

Warm neutrals (sand, clay, warm white) trigger feelings of safety and comfort. Buyers linger longer in warm-toned rooms. They relax. Relaxed buyers make offers.

Cool tones (slate, pale grey, stone blue) read as aspirational and premium in photography. They photograph exceptionally well. But they can feel cold in person, balance matters.

Light-reflective values (LRV) determine how bright a room feels, independent of window size. A paint with an LRV above 70 can make a north-facing room feel twice as bright. Most agents don't know this number exists.

The 60-30-10 rule keeps a room visually balanced: 60% dominant, 30% secondary, 10% accent. It's the reason some rooms feel complete and others feel unresolved even when you can't say why.

Understanding colour isn't just a styling skill. For anyone involved in preparing or marketing properties, it's a commercial one.
